Demolition Works at Boland’s Quay Completed
The Boland’s Quay Development Group (BQDG) – a collaboration of property consultants Savills Ireland and Cleary McCabe & Associates – have today announced that demolition works at Boland’s Quay (formerly Boland’s Mill) are now 100% complete. A time-lapse video of the demolition has also been published.
The demolition of the large concrete silos, which were built in the 1950s, was undertaken by Hegarty Demolition Limited, who completed the process in less than 8 months (242 days). The demolition was complicated by the presence of existing mill buildings on site which are protected structures and will be retained and converted for commercial and residential use. Specialist conservation contractors, Hegarty, have been appointed to carry out these works.
The BQDG also report that tenders have been received from a number of Irish construction contractors and main works are due to commence in September. The full development will be completed in 2018.
Boland’s Quay will provide 3 new landmark buildings comprising approximately 36,851 sq. m (approx. 397,000 sq ft) of office, residential, retail and cultural space. The development will also involve the restoration of a number of protected mill buildings and the creation of a new civic plaza looking onto the waterfront at Grand Canal Dock. A new pedestrian bridge will link the plaza to Ringsend Road. On completion, Boland’s Quay will accommodate up to 2,500 workers.

Planning permission for the new development was submitted through Dublin City Council’s fast track SDZ planning scheme in December 2014 and permission was granted in July 2015.
Andrew Sherry of the BQDG commented: “Progress on the development of Boland’s Quay is proceeding as planned and is on track for completion in 2018. The demolition of the silos is now 100% complete which is a major milestone.”
Michael Cleary Development Director of the BQDG commented: “This was a complicated process due to the site’s proximity to the water and credit must go to Hegarty Demolition for their work in completing this task in a safe and timely manner. We are now in the process of appointing a contractor and come September, a new urban campus will rise from this iconic Dublin site.”
Marketing of Boland’s Quay is being undertaken by letting agents, JLL and Lisney, who have confirmed strong interest from both occupiers and investors.
