JLL brings prime Baggot Street site to market
JLL is coming to market with 37-42 James Place East, an approx. 0.155-hectare (0.385 acres) site prominently located between Baggot Street and Mount Street Upper in the much sought-after location of Dublin’s traditional business district.
37-42 James Place East currently comprises existing office and mews buildings totalling 1,142 sq. m (12,291 sq. ft) NIA which were refurbished throughout in 2017 and a secure surface car park.
The site is suitable for a new office development or potentially other uses (subject to planning permission). Leading Dublin architects, Scott Tallon Walker, have completed an initial feasibility study for a state-of-the-art office development showcasing the ability to construct almost 40,000 sq. ft net internal office building together with secure underground car parking and a range of tenant amenity facilities.
Rita Carney, Director of Office Agency at JLL said: “37-42 James Place East provides a unique opportunity for developers to acquire a well-located infill site in the heart of Dublin’s traditional business district surrounded by large scale occupiers such as ESB, Slack, Department of Health, Blackstone and IBEC.”
This exciting development opportunity is for sale by private treaty through JLL, who are retained as sole sales agents. The sale is being handled by Rita Carney and Max Reilly, who are inviting offers of over €7.5m.
In the current Dublin City Development Plan (2016-2022), the site is zone Z6 to provide for the creation and protection of enterprise and facilities opportunities for employment creation.
