Westport hotel going for €1.2m

The Carlton Atlantic Coast Hotel and leisure centre in Westport, Co Mayo is being brought to the market with a €1.2m price tag.

Built in 1999 in a restored 18th Century stone mill, the four-star hotel accommodates 85 bedrooms, a bar and restaurants, conference and banqueting facilities, a spa and swimming pool. It also has on-site parking for 58 cars.

Leona Mullen of sales agentsSavills says the business is operating profitably and its turnover is projected to reach €3m this year on the back of average annual room occupancy of around 60pc. Occupancy levels can reach 85 to 95pc in the June to September season when revenue per room can range between €80 to €90 during July and August.

Overlooking Westport Harbour, the hotel features the Fishworks Café Bar which was recently refurbished and can cater for 110 patrons. This restaurant benefits from direct street access to attract locals and passing trade.

Its conference and banqueting suites, with views of Clew Bay, have helped it to attract corporate events, weddings and special functions. Leisure facilities include: Ayurvedic Centre and Spa, a swimming pool, steam and sauna rooms.

It is situated near Westport town centre which is an active business, tourist and community location throughout the year.

Nearby attractions include: Westport House and Pirate Adventure Park, Croagh Patrick, Great Western Greenway Cycle/ walking route and some beautiful beaches.

The hotel trades under the name of The Carlton Group and BDL Hotels have successfully managed the hotel since October 2012. The property is available free from this management and fran-chise agreement, if required.

The sale is being conducted on on the instructions of Stephen Tennant and Paul McCann, joint receivers, Grant Thornton.

Ms Mullen says that opportunities are rare for acquiring hotel properties in the popular tourist town of Westport and she believes that the Atlantic Carlton will attract interest from both operators and investors. Source: The Irish Independent
